We typically charge a percentage of construction cost or hourly - we'll give you a clear proposal after our initial chat.

For most residential projects, you're looking at 3-4 months from concept to construction-ready drawings. Commercial work or complex sites can stretch to 6-8 months. Permits add another 2-4 months usually - unfortunately that's on the city's timeline, not ours.

Yeah, we've done projects across the GTA and into cottage country. For sites more than a couple hours away, we might adjust our fee structure to cover travel time, but we're definitely open to it if the project's a good fit.

Absolutely. Some clients just want conceptual design and then handle the rest themselves. Others come to us halfway through when things aren't going well. We're flexible - though we'll be honest if we think you're skipping a step that's gonna cause problems later.
